Our Process
Here are the simple steps to a seamless Soko build:
1. Design
Whether you’re starting from scratch with a new house on land, rebuilding or renovating, or making the most of your land with a dual occupancy, the ideal design can be created for you.
Using our trusted consultants or one of your choice, a concept design plan is drawn by a building designer/architect. You can show us your inspiration or leave it to experienced minds of our consultants.
2. Tender & Site Inspection
We will prepare a complimentary tender with the information and plans provided to us. Our philosophy is that no one build or lifestyle is exactly the same, so you have the option to proceed with our generous base inclusions package or request custom inclusions that suit your needs.
A Site Inspection of the lot in question will be conducted *.
We will present you with the tender for your review and acceptance.
*Land must be registered for us to carry out the Site Inspection*
3. Signing
If you’re happy to proceed, you’ll sign the Contract Tender and the Building Contract in person or via docusign.
We’ll organise your Home Warranty Insurance certificate and the building plans for the project.
You will need to pay a $10,000 design acceptance deposit. Don’t worry, this will be deducted from the total contract price.
4. Finalisation & Approval
The following approvals are required:
Sydney Water Approval
DA/CDC Approval
CC (Construction Certificate) Approval
You’ll need to provide evidence of your capacity to pay (including signed mortgage documents if applicable), as well as proof of ownership of the land.
5. Selections
You will get the chance to confirm all the fine details that make your home yours:
Internal and External Colour selections
Electrical design
Tiles and other finishes
Consultations with our suppliers can be organised to help you create a cohesive design.
5. Construction commences
You’re one step closer to the home you’ve envisioned.
Progress payments will be made as agreed in the signed building contract.
